Enmore is our own backyard. Our office is at Stanmore, which shares a border with Enmore, and we finance property on these streets more often than anywhere else. It is also one of the smallest suburbs in Sydney, and that scarcity creates a specific set of finance problems worth understanding before you bid.
About Enmore
Enmore sits 4.9 kilometres from the Sydney GPO and covers just 0.4 square kilometres — the smallest suburb in this series by a wide margin. It is wrapped by Stanmore, Newtown, Marrickville and St Peters, with Enmore Road running through the centre and the Enmore Theatre as its landmark.
The population is about 3,900 and has been essentially flat, down 0.2 per cent over five years. The dominant age group is 20 to 29, households are mostly childless couples in professional occupations, and most mortgaged households repay over $4,000 a month. Owner-occupancy is around 48 per cent, up from 46 per cent, and average length of ownership is 15 years.
With only 4 parks covering under 1 per cent of the area, Enmore is dense, built-out and almost entirely terraces, semis and shop-top housing along the main road. There are 1,057 houses and 713 units in the whole suburb.

What Enmore Property Is Worth
The scarcity here is the headline. Fifty-six house listings and eleven unit listings across an entire year, with just one unit on the market at the time of this report.

Enmore houses sit below Stanmore next door — a $1.99 million median against Stanmore’s $2.6 million — which makes Enmore the more accessible of the two for buyers who want this pocket of the Inner West.
Eleven unit sales in a year is the number that matters most for finance. When a valuer has almost no recent local comparable sales to work from, they widen the search to neighbouring suburbs and apply judgement. That introduces variance, and variance on a $1 million purchase is real money.
The Rental Picture
House rents in Enmore sit around $1,050 a week and unit rents near $620, both having risen substantially since 2022.
Yields are about 2.7 per cent on houses and 3.75 per cent on units. As with the rest of inner Sydney, this is a growth market rather than an income one, and any investment case needs to survive a meaningful cash-flow shortfall.
The Rate Environment in 2026
The Reserve Bank has tightened through 2026. The cash rate rose in three steps — February, March and May — from 3.60 per cent to 4.35 per cent, unwinding the cuts delivered in 2025, and the Board held at 4.35 per cent in June. Average new owner-occupier variable rates have been sitting in the low-to-mid 6 per cent range, with investor rates roughly 15 to 20 basis points higher.
That matters for borrowing capacity more than for repayments. Lenders assess your ability to repay at around three percentage points above the actual rate, so a borrower being assessed today is being tested at close to 9.5 per cent. Capacity has fallen through 2026 even for buyers whose income has risen.
Practically, it means two things. If you hold a pre-approval issued before this year, the numbers behind it are out of date and it should be reassessed. And if you are comparing fixed against variable, fixed pricing moves on expectations rather than on cash rate decisions, so it can shift within days of an RBA statement without the cash rate changing at all.
The RBA cash rate is currently 4.35%, with the Reserve Bank holding rates steady at its August 2026 meeting as it continues to monitor persistent inflation and broader economic conditions.
In Sydney, dwelling values have come under renewed pressure, with Cotality reporting a 1.4% decline in July alone as the housing downturn accelerated. This follows a significant slowdown in annual growth through the first half of 2026, with Sydney moving from 4.2% annual growth in April to just 0.3% by June.

Financing in Enmore — Thin Evidence and Shop-Top Housing
Three things shape Enmore applications, and none of them are about your income.
The first is valuation risk from thin sales evidence. In a suburb of 1,770 dwellings with fewer than 70 sales a year, there are stretches where almost nothing comparable has traded near your property. Valuers respond by drawing on Stanmore, Newtown and Marrickville sales and adjusting. Reasonable practice — but it produces a wider range of outcomes than in a suburb with steady turnover, and if the valuation lands under your contract price you cover the gap in cash. On an auction purchase with no finance clause, that is a risk to have quantified before you bid, not after.
The second is shop-top housing. Enmore Road is a commercial strip with residential above it, and apartments over retail are treated differently. Lenders reduce maximum LVRs on residential-above-commercial security, some require larger deposits, and a few decline it. If the ground floor is a food business, the caution increases. This stock often looks like good value against comparable apartments, and the reason is usually financeability rather than the property.
The third is the housing stock itself. Enmore terraces and semis sit on very small parcels, frequently under 150 square metres, often with shared walls and no off-street parking. Some lenders apply minimum land size or valuation-based restrictions to very small parcels, and parking absence affects both value and resale. Older semis can also carry structural and drainage issues that turn up as valuation conditions requiring rectification before settlement.
One further point given the age profile. Enmore skews to 20 to 29 year olds, and a lot of purchases here involve first home buyers or buyers with family assistance. Parental guarantees, gifted deposits and guarantor arrangements each have specific lender requirements — gifted funds usually need a statutory declaration confirming they are not repayable, and guarantor structures need the guarantor to obtain their own advice. Sorting that early prevents a scramble at the eleventh hour.
